Santa Fe County approves Esencia Public Improvement District
SANTA FE, NM, Feb. 10, 2026—At the Feb. 10 regular board meeting, Santa Fe County Commissioners approved the formation of the Esencia Public Improvement District (PID).
The Esencia PID is located in District 5, southwest of the intersection of Avenida del Sur and A Van Nu Po and encompasses approximately 240 acres with plans for 482 single-family residential lots to be built in three phases.
The project is being built in Sustainable Growth Area 1 southwest of Santa Fe, an area the County previously identified as a primary growth area in its Sustainable Growth Management Plan. Focusing growth in this area maximizes efficiency with existing and planned infrastructure and proximity to city amenities.
Through this agreement, the developers can be repaid for public utilities and infrastructure they build, such as streets, water and sewer lines, fire hydrants, lights, and sidewalks through assessments levied onto residents. The assessments will be added to the residents’ tax bills and will only apply to property owners within the subdivision. There will be some exemptions for 100% disabled veterans as well as for residents of the affordable housing units.
During meeting discussion, Commissioners added a caveat before approving the agenda item, to ensure the Board of County Commissioners would retain the authority to require review and corrective actions from the PID, if necessary.
Projected sales prices for homes in the subdivision include 74 affordable properties with prices based on the maximum allowed target pricing for 3- and 4-bedroom homes for incomes ranging from 65 to 120 percent of the Area Median Income defined by the U.S. Department of Housing and Urban Development.
The planned community will include a seven acre community park, pocket parks, open space, solar streetlights, passive irrigation, and other thoughtful features.
Infrastructure construction is currently underway, and the first 180 homes are ready for building permits.
